IMPORTANT ARE INSPECTIONS
One of
the most important aspects of any purchase is the inspection. I cannot
stress enough that a complete inspection of the home is necessary. All
aspects of a home inspection are important but in my opinion, there are three parts of the inspection in our rural area that
require diligence, the furnace, well and septic. The furnace involves so
much more than whether or not it provides sufficient heat. It is the one
part of the home that if it fails can result in carbon monoxide
poisoning. For this reason I encourage locating an inspector that has
the delicate equipment to test for carbon monoxide leakage. Many don't
have it. If they don't, hiring a furnace company to complete a thorough
inspection by a licensed repairman is extremely important. Well and
septic are not always present in all homes but if so they need to be
properly tested. A well can sometimes have
quality issues over time, but a failed septic can also affect well water quality.

.....the most important part of the whole home
buying or selling process is you. Your agent should be providing the best
in service to you, although due to certain requirements or needs on your
part, keeping you 100% satisfied is not always possible . Most agents have
many other clients or customers that also make demands on their time, so
patience is important. You should always be in contact with your agent and
expect a call back on any messages you've left within an hour if possible,
but never more than 4 hours unless there was an emergency issue. Meetings
should take place at your convenience and if living in the area the agent
should call on you at your home. Some agents demand that you meet in their
office, but this is unnecessary due to today's technology and the ability
to electronically create and sign documents from almost anywhere in the
world. They should be
able to prepare any document, anywhere, anytime. |
WHY DO YOU
NEED A BUYERS AGENT?
Every buyer should be represented
by a buyers agent and that agent should be working in your best
interests. As it happens, few real estate companies will allow selling
agents to represent the seller anymore because it creates additional
liability for the seller. So for that reason in most instances, only the
listing agent and their company represent the Seller. There are
additional parts to the listing agency but we will not concern ourselves
with that here.

HOW TO PICK
THE RIGHT BROKER/AGENT FOR YOU
How much you
like a particular salesperson may seem to be important, but experience,
knowledge and commitment should be the most important factors. You
absolutely need to know that your agent is working for your best
interests. Keeping in contact is not always 100% possible due to our
other duties but you should expect some sort of reply within a few
hours. With email, text and phone capabilities, there is really no
excuse for any agent to ignore their clients. |
